I came to the United States in 1997 from Germany only equipped with 2 suitcases, a dictionary and enough money to pay for 1 semester in a local college. I knew how to read English (and with that passed the admissions test to the college) but my spoken English was horrible to say the least. I knew nobody and believe me… it was a total “culture shock.”
It took me a lot of work but I finished my college degree I came here for and by that time I had fallen in love with the country and with its people. So I decided to stay and again I got lucky to get a job and had a decent corporate career.
But soon I realized that although I had a good job, I could not spend any time with my then girlfriend (now my wife and mother of my beautiful little daughter), and the little vacation I had we spent traveling back to Germany to at least once a year see my parents.
On top of this the big Dot.com bust came and since the company I worked for was in the IT industry, they let go of over 3,000 people in about 1 year. Needless to say, I was worried about mine and my family’s future with people all around me being fired (Perhaps you can relate to this insecurity). And did I mention that at that time I only had a temporary work visa?
I decided that this was not the life I wanted to live and I started looking
around for Business opportunities and a system that would comply with
three criteria:
1. It needed to make a lot of money
2. It could not depend on me but needed to be a system that runs on auto-pilot once it is set up
3. The cash flow had to be passive, meaning, that while the cash comes in I could go on vacation.
I realized that the only way for me to not only have some money but also TIME, was to be in business for myself. And after looking at all kinds of businesses, I came across Real Estate
I knew NOTHING about Real Estate Investing. I did not even know what a Deed is? The only place I had heard about Deeds was in the Bible where it talks about Good Deeds and Bad Deeds. But Deeds and Real Estate? I was lost. Luckily I found someone local who could explain this and other things to me and so I went learning something new every day.
Believe me when I say, no matter how much or how little you currently know about Real Estate, just because you grew up in this country you absolutely know 1000% more than I knew when I started. I didn’t even have a Green Card. That did not come until 2002.
But that did not stop me and so I studied pretty much all kinds of real estate investing. Lease-Option, Fix & Flip, Buy and Hold, Wholesale, Subject-To, Pre-construction, Foreclosures, Pre-foreclosures, I studied them all in detail but I was never satisfied. Most of them seemed like a High Paying Job but not a true business.
And to make matters worse, either I had to put up large down payments, or you put your Credit score on the line, none of which I had a lot of. That was not what I had wanted to do.
I wanted to make LOTS of money, with minimal financial Exposure on my side (I had no money), and the time to enjoy that money.
I sat down and looked at all these Real Estate Investing options and realized that I had missed one. Tax Delinquent Property Investing. And in the process of analyzing this one I realized that RIGHT THERE in front of my eyes, but invisible to most people was the most profitable and most hidden way of real estate investing the world has ever seen.
